Embarking on an exciting venture, GCF Development secured Fort Lauderdale's approval for Ocean Harbor, a striking 20-story, 36-unit condominium nestled along the Intracoastal Waterway. The Fort Lauderdale City Commission's recent nod on January 9, 2024, marks the beginning of a compelling real estate endeavor.


Pre-construction prices for these exclusive condos are poised to start in the $3 million range, reaching up to $15 million per unit. According to Charles "Chip" Abele, the CEO of Hollywood-based GCF, all Ocean Harbor's condos will boast a minimum of three bedrooms, promising luxurious and spacious living.


Ocean Harbor's soaring 240-foot height, double the city's standard east of the Intracoastal Waterway, received a conditional use permit from the Fort Lauderdale Planning and Zoning Board. The development's architectural prowess, designed by Arquitectonica with EcoPlan, Inc. and Craven Thompson & Associates, Inc. as key collaborators, promises a modern glass aesthetic that harmonizes with the scenic surroundings.


Anticipated to begin construction by summer 2024, Ocean Harbor's distinctive features include a ground lobby and amenity level that seamlessly connects the interior to the exterior. The undulating design of podium levels 2-4 captures the essence of ocean waves and breezes, while amenity decks on the 5th and 19th levels offer residents breathtaking views of the waterway and city.


In the ever-growing Fort Lauderdale area, the demand for residential spaces is evident, with new developments in the pipeline both at the beachfront and downtown. Prospective buyers must weigh the allure of Ocean Harbor's futuristic design and amenities against the potential cons of waiting for construction, including uncertainties in the timeline and potential price increases.


Ocean Harbor's filed site plans reveal a diverse range of residential floor plans, accommodating two-bedroom, three-bedroom, four-bedroom, and penthouse layouts. The units, ranging from 1,507 to 4,280 square feet, are complemented by four 493-square-foot studio suites. The amenities, including a pool deck with a kids' pool and spa, a family lounge, and a rooftop amenity level with another pool, enhance the overall appeal of Ocean Harbor.
